We underwrite, value, and purchase land assets directly. Our streamlined acquisition process is designed for maximum efficiency, offering listing agents concrete closings with zero friction.

Target Locations

We actively target land assets inside the Greater Houston metropolitan area and surrounding key counties. We focus on in-fill residential lots, suburban developer parcels, and commercial tracts.

Property Profile

We purchase unimproved land, residential lots (zoned or unzoned), development land, pre-foreclosure listings, and specialty commercial properties. Unimproved tracts of all sizes are welcome.

Transaction Size

Leveraging our institutional banking background and strong relationship network, we easily accommodate deal sizes starting from individual builder lots up to substantial multi-million dollar institutional land tract purchases.

Our internal desk performs proprietary AVM and MLS sold comp analyses within 48 hours.

TREC Contract

We execute standard TREC contracts as "F. LIU, TRUSTEE" with $10 Option and 0.5% EMD.

Title & Funding

We fund cash to Independence Title (or select partner) with vesting directly in F. Liu, Trustee.
