1. Program Description

The F. Liu, Trustee & Co. Land Acquisition SMS Program provides text messages concerning property submissions, land acquisition opportunities, underwriting, valuation, offers, transaction coordination, appointment scheduling, and related customer care. Messages will relate to the property or acquisition services for which the subscriber requested communication.

2. Consent and Enrollment

Enrollment is optional. Website visitors enroll only by affirmatively selecting the unchecked SMS consent box on the property-submission form and providing a phone number. Submitting the property form without checking that box does not enroll the visitor in SMS. Consent is not a condition of purchase or of receiving a property evaluation.

The person enrolling represents that they are the subscriber or customary user of the provided number and are authorized to consent to messages at that number.

3. Message Frequency and Charges

Message frequency varies according to the status of the property review or transaction. Message and data rates may apply. Your mobile carrier’s terms govern charges assessed by the carrier.

4. Opt Out

Reply STOP to any program message to unsubscribe. After a STOP request, we may send one final confirmation that the number has been unsubscribed. No additional program messages will be sent unless the subscriber later provides new consent.

6. Delivery

Wireless carriers are not liable for delayed or undelivered messages. Delivery depends on carrier networks, device availability, and other conditions outside our control.

7. Privacy

We do not sell or share SMS opt-in data or consent with third parties for their promotional or marketing purposes. Service providers may process information solely to operate the messaging program and deliver requested communications. Review our Privacy Policy for additional details.

8. Changes to These Terms

We may update these terms to reflect program or legal requirements. The effective date above identifies the current version. Material changes will apply prospectively.
